Terms & Conditions
When you book with us, the following terms & conditions apply:
1. Age
You must be at least 18 years of age to make a booking of any accommodation. There must be an accompanying adult staying per apartment if all guests are under the age of 18.
2. Changes to Bookings
If you want to change any details of your booking, you must contact our reservations during office hours or email. We will do our best to assist you, but cannot guarantee that changes can be made. For booking cancellations please refer to our cancellation policy.
3. Arrivals & Departures
Check in is from 2.00 pm & check out is by 10.00 am. Requests outside these times may incur fees.
4. Requirements Upon Check-In
You will be required to provide a credit card imprint at check-in to cover incidental charges (credit card must be valid and belong to the person who is registering).
The person registering at check-in must be at least 18 years of age. In addition, to eliminate identity fraud, we will ask you to provide photo ID at check-in to ensure that your identity matches the booking identity. A record and/or copy of this photo ID may be retained to minimise the risk of fraudulent credit card usage and for verification purposes with your credit card provider in the event of disputation. Please note a 1.25% credit card surcharge applies for all transactions.
Please note that a bond of $500 is required for security at check-in (name-matching reservation). We accept Cash, Visa and Mastercard only.
5. Non-Smoking
Rolling Surf Resort is a non-smoking building and we ask that you refrain from smoking within the property grounds. Evidence of smoking in rooms will incur a cleaning fee payable by the guest.
6. Mid-Week Service
A mid-week service is provided for bookings of 8 nights or more.
7. Copyright
Images and content on the website may not be copied, saved or used in any format unless written permission is granted.
8. Force Majeure
We will not be in breach of the agreement or any way liable to any party, if it is prevented from complying with this agreement by reason of act of God, act of public enemy, act of terrorism, war, earthquake, riot, explosion, compliance and with any law or government restraint order, rule regulations, strikes, lockouts or any other cause not reasonably within the control of the resort. We will not be liable for any loss of any kind whatsoever.
9. Child Policy
Children aged 0-2 years are free of charge using existing bedding (rollaway/sofa is not existing bedding). Cot hire is available at an additional charge. Must pre advise resort prior to arrival. Adult rate applies for children aged 3-14 years.
10. Pet Policy
Rolling Surf Resort accepts guide, hearing, and/or assistance dogs in accordance with both the Guide, Hearing and Assistance Dogs Act 2009 and Anti-Discrimination Act 1991. All certified animals must display the Queensland Government approved patch on their coat or harness, in addition to a copy of the Handler Identity Card being provided prior to check in. The ID presented on the Handler Identity Card must match the handler onsite. Failure to meet the above requirements will result in pets being excluded from the property. For the purpose of this policy, therapy and emotional support pets are not permitted on the property.
Guide, hearing or assistance dogs may be vacated from the Resort if that animal’s behaviour poses a direct threat to the health or safety of others. Rolling Surf Resort accepts no responsibility for approved guide, hearing, and/or assistance dogs.
11. No Party Policy
Rolling Surf Resort has a strict “No Party Policy”. Parties/functions are not permitted at the Rolling Surf Resort and all family celebrations must cease by 10pm.
A maximum of 10 people is allowed in any apartment, courtyard or on any rooftop area at one time (this includes children & infants). If there is any breach of this policy, an excess cleaning fee will be applied.
Cancellation Policy
If your booking is cancelled within 7 days prior to arrival in low/mid season, or 30 days in high season, the total price of the reservation will be charged.
LOW / MID SEASON: No deposit at the time of booking. The total price of the reservation will be charged 7 days prior to arrival. If the booking is cancelled or modified up to 7 days prior to arrival, no fee will be charged. If cancelled later or in case of a no-show, the total price of the reservation will be charged.
HIGH SEASON: No deposit at the time of booking. The total price of the reservation will be charged 30 days prior to arrival. If the booking is cancelled or modified up to 30 days prior to arrival, no fee will be charged. If cancelled later or in case of a no-show, the total price of the reservation will be charged.
SEASONAL DATES:
- High Season Dates: 20/12/25 – 10/01/26, 02/04/26 – 06/04/26, 19/12/26 – 09/01/27, 25/03/27 – 29/03/27
- Low / Mid Season Dates: All other dates
If booking dates cross seasons, the most restrictive policy will apply to the booking.
No refund applies to bookings made on a non-refundable rate.
